Glazing being installed on a commercial curtain-wall facade

Sealed Unit Replacement

Cracked, fogged or failed insulated glass replaced in storefronts, office fronts and common areas. Failed units cost you heat, invite tenant complaints, and make a building look neglected from the street.

  • Storefront and curtain wall glazing
  • Fogged and moisture-failed IGU replacement
  • Tempered and safety glass where code requires it
  • Measured, ordered and fitted to the existing frame
Steel exit doors with panic bars in a commercial stairwell

Fire-Rated Door Replacement

Certified fire-rated doors for utility rooms, service corridors, stairwells and mechanical spaces. Installed to the tested assembly so the rating actually holds when an inspector looks at it.

  • Rated door, frame and hardware as a matched assembly
  • Correct labelling left intact and visible
  • Self-closing and latching hardware fitted to spec
  • Common code deficiencies corrected at the same time

Commercial Door Hardware

Closers, panic bars, locksets, hinges and weather-stripping built for doors that get used a few hundred times a day rather than a few times.

  • Door closers and hold-open devices
  • Panic and exit devices
  • Commercial-grade locksets and cylinders
  • Continuous hinges, sweeps and weather-stripping
Worker applying sealant with a caulking gun on a metal roof

Professional Caulking

High-performance sealant for windows, doors, sills, control joints and expansion joints. The cheapest work on this page and the one that prevents the most expensive damage.

  • Perimeter sealing at windows and doors
  • Expansion and control joint sealing
  • Failed sealant cut out and replaced, not covered over
  • Sealant matched to substrate and movement
Angle grinder working a concrete paving slab

Concrete Grinding

Raised slabs, curb transitions and walkway lips ground flat. Trip hazards are the liability item that turns into a claim, and grinding closes them out same-day without replacing concrete.

  • Trip hazard and lip removal
  • Sidewalk and walkway transitions
  • Curb and entrance thresholds
  • Dust-controlled grinding in occupied areas

Interior & Exterior Painting

Offices, retail units, corridors and industrial space. Scheduled around trading hours so a repaint doesn't cost a tenant a day of business.

  • Tenant unit repaints and turnovers
  • Common areas, corridors and stairwells
  • Exterior doors, frames and steel
  • Evening and weekend scheduling available
Stripped commercial unit with bare concrete floor, ready for the next fit-out

Unit Demolition

Vacated units stripped of fixtures, partitions, flooring and debris so the space is ready to show or ready to build. Because demolition and the trades that follow are in-house, there's no waiting between them.

  • Partition, fixture and millwork removal
  • Flooring and adhesive removal
  • Debris removal and disposal
  • Made-good and ready for the next fit-out

Aluminum Capping & Flashing

Custom-formed capping and flashing for windows, doors, parapets and roof edges. Brake-formed on site so it fits the building you actually have, not the one on the drawing.

  • Window and door head, jamb and sill capping
  • Parapet and roof edge flashing
  • Formed on site to existing conditions
  • Colour-matched stock

Frequently Asked

Do you work from a standing rate sheet for multiple properties?
+
Yes. If you manage more than one building we can work from an agreed scope and standing rates, so routine items don't need a fresh quote every time. It's the arrangement most of our commercial work runs on.
Can work be done outside business hours?
+
Yes. Demolition, painting and concrete grinding are usually scheduled evenings or weekends in occupied buildings. Tell us the access window and we plan around it.
Will a fire-rated door installation pass inspection?
+
It should. Rated doors are installed as a matched assembly — door, frame and hardware — with the certification label left intact. Installing a rated door with the wrong closer or latch voids the rating, which is the most common deficiency we get called in to correct.
How quickly can you turn around a vacated unit?
+
Depends on size and what's coming out, but because demolition, patching and painting are all in-house there's no gap between trades. You'll get a timeline with the quote, not after the work starts.
